How the after-tax bar is worked out. We apply each country’s headline tax rate on a non-resident’s rental income to that market’s gross yield. It shows the relative drag of tax between markets; it is not a tax computation. Real liabilities are assessed on net profit after deductible costs and depend on your income, your ownership structure and any treaty between your country and theirs. All yields are gross of service charges, maintenance and empty periods — net returns run roughly 1.5 to 2 points lower everywhere, Dubai included. Toronto appears in the table but not the chart: the only yield figure we could find for it did not reconcile with its own underlying district data, so we left it out rather than publish a number we cannot stand behind.
